Refund & Cancellation Policy – Savviour Builderrs

This Refund & Cancellation Policy (“Policy”) applies to property enquiries, bookings, payments and real estate transactions associated with Saviour Builders Private Limited, operating under the brand name “Savviour Builderrs” (“Company”, “we”, “our” or “us”), through our official website, https://saviourindia.com/, and our authorized sales channels.

By submitting a booking application or making a payment towards a property, you acknowledge that the applicable booking documents, allotment letter, agreement for sale and other relevant contractual documents will govern the transaction, subject to applicable law.

  1. Scope of This Policy

Savviour Builderrs is engaged in residential and commercial real estate development. Property-related payments may include, where applicable:

  • Property booking amounts and application fees
  • Payments towards residential apartments
  • Payments towards commercial shops, office spaces and retail units
  • Instalments and other amounts payable under an applicable payment plan
  • Other project-related charges specified in the relevant transaction documents

The website may also provide general project information and enquiry facilities. Submitting an enquiry, requesting a callback or scheduling a site visit does not, by itself, constitute a property booking or create an entitlement to a refund.

  1. Cancellation Policy

Requests to cancel a property booking will be handled in accordance with the applicable booking application, allotment letter, agreement for sale, project-specific cancellation terms and applicable law.

The following conditions apply:

  • Before booking confirmation: If a payment has been made but the booking has not been confirmed, the request will be reviewed according to the applicable application terms, payment conditions and legal requirements.
  • After booking or allotment: Cancellation requests will be processed according to the signed transaction documents and applicable statutory provisions.
  • Cancellation charges: Any cancellation fee, deduction, administrative charge or other amount withheld must be supported by the applicable contractual terms and permitted under applicable law.
  • Required documentation: The Company may request the booking reference, payment receipts, allotment documents, identity verification and written cancellation request to process the matter.
  • Project-specific conditions: Different projects or property categories may have different payment schedules and cancellation conditions. The applicable project documents will govern, subject to applicable law.

Submitting a cancellation request does not automatically mean that the cancellation has been accepted or that a refund has been approved.

  1. Refund Policy

Refund eligibility, the amount refundable and the processing procedure will depend on the nature of the payment, the applicable contractual documents, the circumstances of the request and applicable law.

Refunds may be considered in circumstances such as:

  • Duplicate or excess payments verified by the Company
  • Payments received in error or payments for which no corresponding transaction was completed, where a refund is due
  • Cancellation of a booking where a refund is payable under the applicable agreement or law
  • Project-related circumstances that give rise to a refund entitlement under the relevant contractual documents or applicable law
  • Other circumstances in which the Company determines that a refund is appropriate and legally permissible

Refunds will be subject to verification of the transaction, payment records, applicable deductions and any outstanding amounts lawfully payable.

Where a refund is approved, it will ordinarily be made to the original payment method or the verified bank account of the eligible payer, subject to applicable banking requirements and legal restrictions.

The processing timeline will depend on the applicable agreement, the nature of the request, completion of documentation and any statutory requirements. Where a specific refund timeline is prescribed by law or the applicable agreement, that timeline will apply.

  1. Non-Refundable Payments and Deductions

A payment will not automatically be refundable merely because a purchaser changes their mind or decides not to proceed with a property transaction.

Depending on the applicable agreement and law, the following circumstances may affect refund eligibility or the amount payable:

  • Voluntary cancellation by the purchaser
  • Failure to comply with agreed payment obligations
  • Applicable contractual cancellation charges or lawful deductions
  • Outstanding dues or other amounts lawfully recoverable under the transaction documents
  • Incomplete documentation or failure to complete required verification

No provision of this Policy is intended to exclude a refund, compensation, remedy or statutory entitlement that is available to a purchaser under applicable law.

The treatment of booking amounts, earnest money and instalments will be determined by the relevant transaction documents and applicable legal requirements.

  1. Project Delays, Changes and Discontinuation

Real estate projects may be affected by regulatory requirements, construction conditions, changes in approvals or other circumstances.

If a project is delayed, materially changed, suspended or discontinued, the rights and remedies of purchasers will be determined by the applicable agreement, project disclosures and relevant laws, including applicable real estate regulatory requirements.

Nothing in this Policy limits any refund, interest, compensation or other remedy that may be legally available to a purchaser in such circumstances.

The Company will communicate relevant information through appropriate official channels where required.

  1. Payment Verification and Refund Processing

To request a refund, purchasers may be asked to provide:

  • Full name of the applicant or purchaser
  • Project name and property or unit details, where applicable
  • Booking or application reference number
  • Payment receipt or transaction reference
  • Date and amount of payment
  • Written explanation of the refund request
  • Verified bank account or payment details, if required
  • Additional supporting documents reasonably necessary to verify the request

The Company may verify the original payment and the identity of the applicant before processing a refund.

Refunds will not be made to unrelated third parties unless appropriately authorized and permitted by applicable law and the Company’s verification procedures.

Purchasers should not share passwords, PINs, OTPs or other confidential banking credentials when submitting a refund request.

  1. Taxes, Charges and Deductions

Taxes, statutory charges, registration expenses, transaction-related fees and other amounts will be treated in accordance with the applicable agreement and Indian law.

Any deductions from a refund must be consistent with the applicable contractual terms and legal requirements.

Where a tax adjustment, credit note, invoice correction or other accounting document is required, the parties will follow the applicable statutory and accounting procedures.

  1. Payment Disputes and Unauthorized Transactions

If you believe that a payment was debited incorrectly, processed more than once or made without authorization, please contact the Company promptly and provide the relevant transaction details.

The Company will review the information and take appropriate steps in accordance with applicable law, payment-provider procedures and the relevant transaction documents.

Purchasers are encouraged to raise payment concerns through official communication channels. Nothing in this section restricts a person’s right to contact their bank, payment provider, consumer authority or other competent body.

  1. Refund Request Procedure

To submit a cancellation or refund request:

  1. Send a written request to the Company’s official contact email.
  2. Include the project name, booking reference, transaction details and reason for the request.
  3. Attach relevant payment receipts and supporting documents.
  4. Complete any reasonable verification requirements communicated by the Company.
  5. Retain the acknowledgement and reference number provided for your request, where available.

The Company will review the request under the applicable transaction documents and legal requirements and communicate the outcome through an appropriate contact channel.

  1. Policy Updates

The Company may update this Policy from time to time to reflect changes in its business procedures, project requirements or applicable law.

The updated Policy will be published on the official website with a revised “Last Updated” date, where appropriate.

Any revision will apply subject to existing contractual obligations, applicable law and any rights that have already accrued to purchasers.
